Prepare the file before accepting an offer

Collect the acquisition deed, evidence of the acquisition value, purchase taxes and registration, invoices and payment evidence for qualifying improvement works, sale-related costs, the mediation invoice, mortgage information, ownership shares, tax-address history and any reinvestment plan.

The Portuguese Personal Income Tax Code, article 51, sets rules for documented improvement expenditure and necessary acquisition and disposal expenses. Do not assume that every repair or household purchase qualifies; ask a Portuguese tax professional to review the evidence.

Reinvestment is conditional

The Tax Authority’s official FAQ describes general conditions for reinvestment linked to a main permanent home. The destination, relevant amount, financing, timing, effective occupation and declaration must all be checked for the individual case.
