Boundaries, access, water, registration, building potential, easements and risk: checks before relying on a rural property’s potential.

A large plot or ruin does not automatically permit construction, tourism or agriculture. Verify ownership, charges, every rural and urban tax article, map boundaries, georeferencing and overlaps. BUPi explains identification and registration in participating areas.

Confirm legal access, easements, water rights and availability, electricity, telecommunications and wastewater. Check municipal planning classification, restrictions, the legal status of every building and the approvals required for tourism, events or farming.

Also assess fire, flood and erosion risk. Walk the boundaries, obtain municipal planning information and use a surveyor, architect, lawyer or agricultural specialist where the risk warrants it. Never rely solely on “building is possible” or “ideal for tourism”.
