Approved FINE, reflection period, documents, insurance, taxes, final viewing and completion: organise the most sensitive stage before receiving the keys.

Key takeaways

  • Put FINE, reflection, CPCV and documents on one calendar.
  • Compare final approval with the selected offer.
  • Prepare funds, taxes, insurance and final viewing early.

Mortgage approval is not completion. The approved offer, mandatory reflection period, CPCV deadline, property documents, insurance, taxes and funding all need one coordinated calendar.

The Bank of Portugal states that approval includes a new FINE and draft contract. The lender is bound by the proposal for at least 30 days, while the borrower and any guarantor have a mandatory minimum seven-day reflection period.

The buyer checklist

  1. Compare the approved FINE with the selected simulation: amount, term, rate, APR/TAEG, total cost/MTIC, payment, insurance, linked products and conditions.
  2. Confirm the valuation, actual loan amount and cash contribution.
  3. Recheck the registry certificate, tax record, use documentation, energy certificate, condominium position and any mortgage cancellation.
  4. Arrange insurance with the correct cover and start date.
  5. Prepare own funds, tax payments and transfer limits. The Tax Authority explains IMT and Stamp Duty.
  6. Confirm the completion method, participants and documents. Casa Pronta can handle purchase, mortgage and registration procedures in one service.
  7. Complete a final viewing and record keys, meter readings, included contents and any material change.
  8. Keep the title, credit contract, tax evidence, policies and receipts after signing.

Bank approval does not replace legal or technical property checks. Validate the specific process with the responsible bank and legal, tax and registry professionals.
